How do I earn 12% annual interest?

Why borrow at such high interest rate?
We can purchase properties at much greater discounts because we can close fast and can close with cash. Private loans give us this competitive advantage over other buyers who take weeks to go through the bank approval process in order to purchase a property.
Furthermore, if we find a great deal on a property that needs to be updated or rehabbed and will potentially yield  a great amount of equity after completion, conventional banks will lend based on the purchase price not the value of the house, this in fact penalizes us for finding a great deal. Having access to private money is generally a deciding factor for us when it comes to purchasing real estate, therefore higher than conventional interest rates is irrelevant compare to the cost of losing a great deal.

What is my risk?
Your loan is secured by real property. We offer first or second mortgage that secures your investment by protecting your legal interest in a property. Unlike conventional banks, our Private Lenders lend to us on much lower Loan-To-Value ratios. This gives you additional security in a form of a higher equity. Generally, to increase security of the loan for our Private Lenders we never get involved with deals that have more than 70% Loan-To-Value ratio and frequently it is as low as 60% to 65%.

How long is the Term and what are my exit options?
Generally, your investment is in a specific project with a timeline ranging from 3 to 12 months.  For instance, if we acquire a property as a long term rental, we will refinance out of your loan with commercial lender once the rehab/upgrade is complete, approximately in 3 to 6 month.  We also have longer term holds of one year and longer.  We can work with you to pick a term that best suits your investment strategy.
